Our Criteria:
Location
We are based and have most of our portfolio in Pennsylvania, but will look at properties in the Midwest, South, and North East excluding New England.
Mobile Home Parks:
20 pads or larger(outside of the NorthEast)
MSA’s with at least a population of 100K. Median income at least $40k, average home value at least $150k.
Minimum occupancy of 75%.
Looking for at least a 6 cap with value add opportunities: physical improvements, rent raises or with opportunities to improve management efficiency.
Multifamily Buildings
We can look at any multifamily in the Northeast but prefer larger properties 15 units+ with a good unit mix.
Good mix of units with at least 2 bedrooms. No full 1 bedroom or studios.
Prefer properties constructed in the mid-1970s and newer, but will consider older on a case-by-case basis. B and C class.
Minimum occupancy of 75% but may reconsider if the property has just been remodeled or if it's in a well-located area.
Looking for at least a 6 cap with value add opportunities: physical improvements, rent raises or with opportunities to improve management efficiency.
Deal Size:
Deal Size: Up to $4,000,000. Larger deals may be considered on a limited basis.
